Selling Process
1Valuation
Selling a property is likely to be one of the most important decisions you will make. It is vital that your property is priced correctly from the moment the marketing commences. With over 20 years experience in the North London property market, our in depth knowledge will ensure you receive the best possible price for your investment.
2Marketing
Langford Chase employ high quality marketing techniques to present your property to the sales market. We will advertise your property on the most well known nationwide portals, as well as our own website Langfordchase.com, using detailed descriptions, Virtual Tours, 3D interactive floorplans and high quality photography. With your permission we will also erect one of our For Sale boards outside the property.
3Viewings
All viewings at your property will be accompanied by us, and where appropriate, block viewings will take place. You will receive regular weekly updates on all aspects of the marketing of your property with feedback on all viewings.
4Instruct a solicitor
It is important to instruct a solicitor prior to receiving any offers for your property. This will ensure they have all the correct documentation in place and can proceed immediately once a buyer is found and the sale is agreed.
5Receiving an offer
When we have received an offer, we will notify you immediately both verbally and in writing. We will inform you of the buyers position (1st time buyer / if they are in a chain ) along with a breakdown of their financial status.
6Accepting an offer
Once you have accepted an offer we will send out the memorandum of sale to all parties and their solicitors. We will provide regular updates on the progress of your transaction up until the day of completion, ensuring that you are fully in the picture at all times.
7Exchange of contracts
This is the point of the transaction when the sale becomes legally binding and the purchaser will pay their deposit. At this point contracts will be signed and the completion date is agreed.
8Completion
This is the day your solicitor will receive full final funds from the buyers solicitor and the process is complete. We will receive notification from your solicitors informing us when all the funds are in place and we can release the keys to the new owners.
